About Our Services
What does Raven Tide Holdings actually do?
Raven Tide Holdings, LLC provides non-licensed property asset oversight and vendor coordination services. We act as your eyes, ears, and coordinator on the ground — documenting property conditions, managing vendor relationships, and delivering monthly written reports so you always know the state of your asset.

We are not a property management company. We do not lease properties, collect rent, place tenants, or hold licenses for property management. What we do is protect and preserve the value of your asset through professional oversight and coordination.

Do you handle repairs yourself?
No — and that is intentional. Raven Tide Holdings is an asset oversight and coordination company, not a repair crew. We coordinate, manage, and oversee licensed and insured vendors on your behalf. This means you get professional project management without markups or shortcuts.

We source the right vendor for every job, obtain estimates, oversee the work, and document everything — so you always know exactly what was done and what it cost.
What happens if there is a problem at my property?
You hear from us — not the other way around. Our monthly property condition walkthroughs are designed to catch problems early. If an urgent issue arises between scheduled visits we contact you immediately with a full situation report, photo documentation, and a recommended course of action.

You make the final call on all major decisions. We never authorize significant vendor work without your approval unless you have pre-authorized us to act within a set spending threshold.

Do you serve commercial properties outside the residential area?
Yes — commercial and industrial clients are served beyond our 8-county residential footprint. Contact us directly with your property location and we will confirm whether we can serve your asset.

Do you serve properties outside of Pennsylvania and New Jersey?
Our standard service agreements cover Pennsylvania and New Jersey only. Out-of-state properties may be considered on a case-by-case basis for existing clients only. Please contact us directly to discuss your specific situation.
Communication & Reporting
How often will I hear from you?
Every month — guaranteed. Every active client receives a written monthly property condition report covering the status of their asset, any vendor activity, maintenance notes, and recommended next steps.

Beyond the monthly report you will hear from us any time something requires your attention. We believe in no surprises — if something is happening at your property, you will know about it.
Are your site visits actual licensed inspections?
No. Our site visits are visual walkthroughs and condition observations conducted for asset oversight purposes only. They are not licensed property inspections, structural assessments, or engineering evaluations.

Raven Tide Holdings, LLC is not a licensed property inspector. When findings require expert evaluation we refer the appropriate licensed professional and coordinate their engagement on your behalf.
Vendors & Contractors
How do you handle vendors and contractors?
We maintain a vetted network of licensed and insured vendors across our PA and NJ service area. Every vendor is screened for licensing, insurance, responsiveness, and quality before being assigned to a client property.

When a job is needed we source the right vendor, obtain estimates, coordinate scheduling, oversee the work, and document completion. You never have to chase a contractor again. That is our job.
What insurance do your vendors carry?
Insurance requirements vary by vendor tier:
  • Tier 1 — Residential vendors: General Liability $1M per occurrence + Workers Compensation
  • Tier 2 — Commercial vendors: GL $2M/$4M aggregate + Workers Compensation + Commercial Auto
  • Tier 3 — Industrial vendors: GL $2M/$4M aggregate + Umbrella + Workers Compensation + Commercial Auto

All vendors must provide a current Certificate of Insurance before receiving any work assignments. No exceptions.
Who pays the vendors?
You pay vendors directly — always. Raven Tide Holdings, LLC never pays, collects, holds, or disburses vendor payments of any kind.

Here is how it works: vendors submit invoices to Raven Tide, we review them for accuracy, and forward them to you for direct payment. This keeps the financial relationship clean and transparent — you always know exactly what you owe and to whom.

How much do your services cost?
Residential Tier Packages (8-county area):
  • Tier 1 — Stabilized Asset Management: $595/mo — complete package
  • Tier 2 — Property Stabilization Support: $895/mo — complete package
  • Tier 3 — Portfolio Support Services: $795/mo per property — 10% volume discount
  • Tier 4 — Build Your Own Package: Custom Quote

Commercial & Industrial:
  • Tier 1 — Commercial Asset Management: $215/1,000 sq ft — min $500/mo
  • Tier 2 — Commercial/Industrial Support: $265/1,000 sq ft — min $750/mo

What are your payment methods?
We accept payment via GoDaddy Payments online and ACH bank transfer. Payment details are provided on your invoice. ACH bank transfer details are provided upon setup.
Do you require a long-term contract?
We offer both month-to-month and fixed-term agreements. Residential clients may choose month-to-month or a fixed term arrangement. Commercial and industrial clients typically use a fixed term set forth in their service agreement.

All agreements require 30–60 days written notice for termination. Details are outlined in your individual service agreement.
